4-6 Cannon Street is an 88,074-square-foot, Class A office
building overlooking St. Paul’s Cathedral and Gardens. Located
in the heart of London’s financial district, 4 Cannon Street,
also known as Scandinavian House, is in a prime location that
benefits from close proximity to the Central, Circle and
Districts lines on the London subway as well as mainline rail
stations at Cannon Street, Blackfriars and City Thameslink.
The building is fully leased through 2015 to
Skandinaviska Enskilda Banken AB who use the building as their
London headquarters and also sublease to financial and legal
sector tenants.
To achieve our future vision, we will explore
the possibility of razing the existing structure and
redeveloping the property with a modern office building that
offers a more efficient floorplate and increased net rental
area. In redevelopment, Pembroke would work with local
officials and experts to help ensure the property
appropriately reflects the character of the surrounding
community and respects its close proximity to St. Paul’s
Cathedral, a World Heritage site.
 If Pembroke were
to redevelop 4 Cannon Street, we would work to obtain planning
approval for demolition and new development. 4 Cannon Street
falls within St. Paul’s height limits which constrain new
building heights. A portion of the site contains a landscaped
park area that must be retained as part of any new
development.
Constructed in the 1960s and refurbished in the
1980s, Pembroke will seek to redevelop 4 Cannon Street with a
modern design appropriate for the building’s prominent
location. Assuming redevelopment, Pembroke will look to offer
the highest quality property that incorporates all the best
practice innovations in green design.
