20 St. James’s Square is a 69,605-square-foot, Class A
office property comprised of three interconnected buildings:
an historic 1774 section designed by architect Robert Adam, a
1930’s extension and a 1990’s addition. The Robert
Adam-designed building is a Grade I listed structure, the
highest level of landmark protection afforded.
Located
in the heart of London’s West End, 20 St. James’s Square is in
a prime location and benefits from close proximity to the
Piccadilly and Green Park stations and the Jubilee, Bakerloo,
Victoria and Piccadilly subway lines. St. James’s Square is
one of the premier business locations in London.
The
building is currently fully leased to Grand Metropolitan PLC,
a wholly owned subsidiary of the Diageo Group until 2015.
Diageo has in turn subleased space to a number of prominent
international financial service firms.
The combination of an historic building and
modern office space, as well as the property’s exceptional
setting overlooking St. James’s Square, makes 20 St. James’s
Square a strong addition to Pembroke’s London portfolio. We
see significant long-term value in this property Our extended
goal is to retain the historic fabric, character and detail of
the historic building while seeking to adapt it to accommodate
a more commercially attractive use, either separate from the
main building, such as residential, or supportive, for
example, as conference space.
 If Pembroke were
to redevelop the entire property around the historic Robert
Adam-designed building, any work involving a listed historic
landmark would require the utmost caution and care. We would
consult with appropriate local officials and experts to help
ensure we retain the historic fabric, character and detail of
the historic building.
Any future development work on 20 St. James
Square would revolve around the historic Robert Adam-designed
building, which fronts St. James Square. Such a scheme would
incorporate the latest state of the art environmental design
and high performance specifications.
